Breckenridge's ZONE 1 for Short-Term Rentals

By autumn 2022, a Town of Breckenridge ordinance regarding short-term rentals will apply to all property within town limits. All properties classifed as 'resort' can be rented. Licenses grant in other zones are limited. For Zone 1 - 92% of properties can obtain a license to rent short-term. In Zone 2, which is described as downtown, 50% of proerties will be allowed a license and in Zone 3, only 10%. This webpage attempts to filter to only the Zone 1 properties.


What Types of Property are in Zone 1?

In general, this zone is the slopeside of town, meaning condos and townhomes on Ski Hill Road, Four O'clock Road and uphill from Beaver Run. Gold Camp, and some other condos and townhomes between Mountain Thunder (classified 'resort') and the Breckenridge ski area, are deemed Zone 3. Single-family homes on the slopeside, or west side of town, generally fall into Zone 3, which is considered residential, and less condusive to short-term rental.
